New generation logistics hub to transform former PPC site into high demand industrial space
The transformation of a landmark industrial site in Cape Town is set to redefine logistics infrastructure in the Western Cape. A R578 million redevelopment by Growthpoint will introduce Indlovu Logistics Park, a state-of-the-art industrial facility in the heart of Montague Gardens, one of the city’s most sought after logistics nodes.
“The R578 million new development will comprise approximately 38,600m² of gross lettable area across nine maxi units, offering flexible, future focused space for logistics, distribution and light industrial occupiers.”
Growthpoint identified the significant redevelopment opportunity after PPC decided to relocate operations to its Riebeek Valley facility. The project marks a pivotal shift for the site, long associated with the iconic PPC cement tower that has shaped the area’s skyline for decades.
Construction is scheduled to begin in May 2026, with completion and tenant occupancy anticipated before the third quarter of 2027. The first phase will see the demolition of the landmark PPC cement tower, visible from as far as the N1 highway, clearing the way for a new generation logistics park designed for modern operational efficiency.
Prime industrial node with unmatched connectivity
Montague Gardens continues to outperform other industrial nodes in the Western Cape due to its strategic location and established ecosystem. The area offers direct access to key arterial routes, including the N7, M5, M8, N1 and N2 highways, enabling seamless connectivity across the greater Cape Town metro.
From this central position, businesses can efficiently service surrounding suburbs, port terminals, regional distribution networks and Cape Town International Airport, making it a prime location for logistics, distribution and light industrial operations.
Jason Reeves, Growthpoint’s Head of Asset Management for Logistics and Industrial Property, highlights the scarcity of such opportunities in the area:
“Opportunities to secure and repurpose well located industrial land in the high demand Montague Gardens area are increasingly scarce. This development allows us to deliver a high quality logistics park in a proven node where tenant demand consistently outstrips supply,” says Jason Reeves, Growthpoint’s Head of Asset Management for Logistics and Industrial Property.
Wouter de Vos, Growthpoint’s Regional Head Western Cape, reinforces the importance of location in tenant decision making:
“Montague Gardens offers an established industrial ecosystem, proximity to residential areas for workforce accessibility and excellent connectivity to the region’s primary transport routes. Indlovu Logistics Park will leverage these advantages while providing modern facilities that meet today’s occupier expectations.”
Designed for performance and flexibility
Indlovu Logistics Park will feature nine maxi units ranging from approximately 3,900m² to 4,600m², each integrating warehouse and office components. The design responds directly to current occupier demand for operational efficiency, scalability and long term adaptability.
Reeves notes the strong market appetite for high specification logistics facilities:
“We are seeing strong demand for facilities that combine generous yard areas, efficient loading, good power supply and quality office components, while also incorporating sustainability features that help tenants manage operating costs and environmental impact.”
Each unit will include:
Nine metre eaves height
FM2 power floated floors with a 50kPa load bearing capacity
High lift sectional dock doors
Heavy duty dock levellers
Minimum 32 metre yard depth for streamlined vehicle circulation
Five metre deep canopies over dock doors for weather protected loading
These features position the park to accommodate a wide range of distribution, warehousing and light manufacturing requirements.
Sustainability at the core
Environmental performance is integrated into the project’s blueprint. Rooftop solar PV systems will contribute to energy efficiency, while translucent sheeting along vertical warehouse surfaces will maximise natural light penetration, reducing reliance on artificial lighting and supporting lower operating costs.
By combining strategic location, high specification infrastructure and sustainability integration, Indlovu Logistics Park is poised to meet both immediate tenant demand and long-term industrial growth in Cape Town.
